How is indexed cost of acquisition calculated?

Indexed Cost = Purchase Price × (CII of sale year / CII of purchase year). Example: Property bought in 2014-15 (CII 240) for ₹50L, sold in 2024-25 (CII 363): Indexed cost = 50L × (363/240) = ₹75.63L. This reduces taxable LTCG significantly.

Is indexation still available after the 2024 Budget changes?

From July 2024, property sales are taxed at 12.5% without indexation (new regime) or 20% with indexation (old regime for pre-July 2024 purchases). For assets acquired before April 2001, FMV as on 1-April-2001 can be used as cost.
